SCC District acquired a non-conforming, existing 26,440 SF building for use as a classroom and office facility for student use. CA Architects prepared and receive approval from the DSA for the rehabilitation of the existing ICF to bring this building into complete conformance to the 2013 CBC for educational use (classrooms/offices) by the Community College. The Report (REH) required extensive research for any existing documentation and substantial documentation of the existing conditions in order to prepare our recommendations and  preliminary calculations to address the wide range of remedial work. In addition to the 2013 CBC, the ASCE-41 (Seismic Strengthening) is required to be adequately addressed. The majority of our report was accepted by the DSA but required substantial correspondence first to clarify/justify our approach. For example, CA prepared an thorough occupancy/building type analysis and proposed reducing the building type from Type III-1hr to the less restrictive Type V-B (non-rated). This and our entire proposed scope of work, including specific testing and inspections as well as the Fire Alarm/Protection, Access, MEP and Energy remedial was accepted and approved by the DSA.
